Indicators of the project’s success among others are on time and on cost of the project’s completion. Planning for cost and time, estimation is one of the keys in ensuring the achievement of project objectives. The uncertainty in activities of construction can be trigger a problem resulting in project delays and cost overruns. A smooth flow of funds can minimize uncertainty about costs and time through good cash flow planning. The focus of this article is to analyze cash flow planning based on BIM concept. This article adopts an approach related to developing the use of BIM in cash flow planning so that it can be simulated appropriately. One of the building projects in Indonesia used the study to explore BIM-based cash flow planning. This article improves the construction management process based on BIM by highlighting the development of cash flow simulations. The results of this study indicate that the application of the BIM concept can improve and optimize budget planning and better scheduling. The results obtained in the estimated cost of implementing BIM 5D amounted to IDR 15,571,074,352.87. For scheduling on the Faculty of Health Sciences construction project, Universitas Jenderal Soedirman with the implementation of BIM 4D obtained for total effective working day duration of 8 months1 week or 218 days covering the work of the lower structure and structure up. After a simulation of the cash flow plan, an alternative was obtained, which no longer occurs overdraft with the use of initial capital of IDR. 3,114,214,870.59 or 20%, and then supported by loans from Islamic banks amounting to IDR 1,118,743,591.91.
