In light of the great trend in designing and building investment housing projects locally, Therefore, it is necessary to study and activate the role of marketing management because of its significant role in enhancing the role of architectural offices in general and highlighting the marketing aspects of projects, especially through competitive advantage. Where marketing is a factor in the competitive advantage of architectural service firms, the marketing management process operates at different levels (marketing technology (digital marketing, and communication management), and its strength is demonstrated through marketing efficiency and effectiveness). Hence, the research problem emerged, represented by the absence of studies on the process of architectural marketing management for investment housing projects in Iraq, including the research objective (the role of marketing management in the success of residential investment projects in Baghdad through technology and efficiency). The effectiveness of marketing in achieving the spatial and temporal benefit of the target destination, and the goal From researching and building a theoretical framework and applying it to the projects "Iraq Residential Gateway" and "Housing of Dar al-Salaam" and clarifying the results between the marketing management processes for government and private projects, it was proved that the marketing of private housing projects is higher than the government.
