The results of visual and technical examination of a brick building were used as initial information for assessing the technical condition of structures and building materials. The investigated one-story non-residential building was built more than forty-five years ago. The obtained results of the analysis showed that the load-bearing structures of the building are in a limited working condition, and their operational reliability and durability as a whole do not meet the requirements of the current regulatory documents. While monitoring the technical condition of the building, defects and damages that occurred at the stage of building construction and during its operation were revealed. Based on the analysis of the load-bearing structures survey, a conclusion on its operational reliability was formulated and recommendations to ensure further normal operation were developed. It was noted that after the repair work completion and during the further operation of the studied brick building, it will be necessary to comply with the requirements for planned preventive maintenance according to the current building codes. The analysis of the possibility of the second-floor superstructure on existing structures is carried out. It is noted that now it is impossible to carry out the superstructure, since before it is completed, the recommended work on strengthening the structures should be carried out in order to ensure safety during operation of the lower floor in case of an increase in the load on it from the additionally constructed second floor.
